Which Room Should You Remodel First?

Getting ready to remodel a portion of your home can be exciting, but it might also be somewhat stressful, too. Remodelling anxiety happens to those who do not adequately prepare before a renovation. Simply figuring out which room to remodel first can take a long time, especially when you have no idea what a complete remodeling project entails.

How to Figure Out Which Room to Remodel First

The first thing you need to do when remodelling your home in Ottawa is to decide which room you want to start with first. This can be somewhat difficult. In order to simplify things a bit, narrow down your choices by considering the following:

The Amount of Traffic in the Room

Think about how many people walk in or through a given space before you decide to remodel it. If it is a space in your home that is used quite a bit, then you might want to think about doing that room either first or last. A room that is needed in order to carry out your day-to-day routine might not be the best place to start. Because some renovation projects can be difficult, it might be a better idea for you to begin remodelling in a space that is somewhat secluded just in case it takes longer than anticipated.

Why Does Foot Traffic Matter?

  1. Prioritization: High-traffic zones like kitchens or entryways deserve strategic planning. Disrupting these daily essentials can throw your routine into disarray. Consider tackling less-used rooms first to minimize chaos.
  2. Material Selection: A busy hallway needs durable, easy-to-clean flooring, while a spa-like bathroom can handle more delicate options. Matching materials to traffic patterns ensures longevity and reduces frustration.
  3. Project Duration: Renovations rarely stick to the script. A heavily used space taking longer than expected can derail your whole household. Opting for a quieter room offers a buffer against delays.
  4. Noise and Dust: Remember the construction zone vibes? Imagine that in your bustling living room! Starting in a less-frequented space offers a haven from the din and mess.

The Number of Issues that Need Fixed

Any room that needs a lot of work to get it where you want it will take extra time to complete. Keep this in mind when deciding which room to start with, and don’t forget to realistically consider how much time and energy the project is going to take. If your space is in need of a lot of work, you might want to get it out of the way first. On the other hand, starting on a room needing lots of remodelling may allow you to get it out of the way so you can concentrate on more important things.

1. The “Get it Out of the Way” Option:

    • Pros: Tackle the behemoth first and enjoy the satisfaction of crossing it off your list. This frees up your mental energy and allows you to focus on other projects without its shadow looming.
    • Cons: Extensive renovations can be emotionally draining. Be prepared for potential delays and unforeseen challenges. Ensure you have the stamina and support system to weather the storm.

2. The “Start Small, Gain Momentum” Option:

    • Pros: Begin with a less demanding room to gain confidence and experience. This empowers you to approach the fixer-upper with a honed skillset and newfound enthusiasm.
    • Cons: Living with an unfinished and potentially messy space can be inconvenient. Ensure you have alternative arrangements (like temporary kitchens or bathrooms) for crucial areas.

The Cost to Remodel Versus What Your Budget Allows

Remember that most remodelling projects cost a lot of money. Not only that, but unforeseen problems may arise causing you to spend even more. When deciding which room to begin remodeling first, think about how much capital you have to invest and ask yourself if you can feasibly complete the project while staying within budget. If you are not sure how things will add up, have a professional give you a cost estimate before you begin.

  • Budget Basics: Knowing Your Numbers

Before diving in, get crystal clear on your financial limitations. Consider:

    • Available Capital: This is your war chest – the total amount you’re comfortable spending. Be realistic and factor in potential buffer funds for unforeseen expenses.
    • Project Costs: Research average costs for your desired renovations. Consult professionals for accurate estimates specific to your room and needs. Remember, unforeseen problems can arise, so add a contingency buffer to your estimations.
    • Financing Options: Explore financing options like loans or credit cards (use responsibly!

Remember, choosing the right room for your initial remodel is a blend of practicality and passion. By understanding your budget, exploring cost-saving options, and prioritizing what truly matters to you, you can set the stage for a financially feasible and emotionally rewarding home transformation!

The Ultimate Guide to Remodel Your Master Bedroom

Ready to remodel your master bedroom? Before you start knocking down walls and reconfiguring the layout, use this guide to create a design that is exactly as you like it.

Open Things Up

One of the hottest trends in home layouts is the open-concept living space. Since the master bedroom is supposed to be a place for you to unwind and relax, it makes sense that the room should not be small and cramped. High ceilings and minimal walls are ideal, so see about opening the space if you can. Before remodeling your master bedroom, make sure you know where everything is supposed to be placed so you will have enough space for everything you need.

Brighten the Space

Nothing makes a master bedroom feel more inviting that a nice paint job. While your room is meant to be a haven, it is not supposed to feel like a dungeon. Dark paints and stains can look great when juxtaposed against brighter colours. Keep in mind that the most relaxing colours are subdued hues of greens, blues, and yellows. Consider your intended purposes while picking out the paint for your master bedroom. Have you chosen a colour that matches the design concept as well as your idea of a relaxing space?

When in Doubt, Go with the Best

During your master bedroom remodel you will eventually notice that not all products are created equally. Some are noticeably better quality while other items have hidden flaws that end up costing you money in the end. This can make it difficult to find the right pieces for your space. When you are in doubt about what to choose, always go with the best product. Keep in mind that “best” is not always synonymous with “most expensive.” Study the quality of the products you pick and opt for something that has lasting value. When all is said and done, you will be happy you did and you could also save a lot of money in the future.

Understanding the Healthy Homes Renovation Tax Credit

In the fall of 2012, the province of Ontario introduced the Healthy Homes Renovation Tax Credit, a refund designed to help seniors convert their homes to accommodate mobility limitations. Here’s everything you need to know about the credit:

What is the tax credit?

The tax credit is a permanent refundable income tax credit. Qualifying taxpayers can claim up to $10,000 of eligible home improvements on their income tax return per year, and will receive 15% of the eligible expenses in a refund. Eligible home improvements costing $10,000 would return $1,500, while mobility renovations costing $5,000 would return $750. This is a yearly tax credit, meaning you can receive a refund of up to $1,500 for every year that eligible renovations are conducted going forward.

What is the purpose of the tax credit?

The purpose of the tax credit is to help seniors and their families make their homes safer, more accessible, and more accommodating toward mobility limitations. These renovations will allow seniors to live at home for longer instead of moving into a care facility.

Who is eligible?

Seniors who are residents of Ontario and 65 years or older by the end of the year are eligible to receive the tax refund. Family members who live with seniors 65 years or older also qualify for the tax refund. Income level has no effect on eligibility.

What are eligible expenses?

Eligible expenses generally include renovations completed for the purpose of improving safety and accessibility. These projects can include walk-in bathtubs, wheel-in showers, grab bars, handrails, non-slip flooring, widened doorways, lowered counters, wheelchair ramps and lifts, and motion-activated lighting. Speak with your mobility renovation contractor in advance to make sure planned work is eligible.

What are ineligible expenses?

Renovations that improve the value of the home without directly improving safety and accessibility are not eligible for the tax credit. Examples of this work include plumbing and electrical, roof repairs, window replacements, and updates to the HVAC system. Assistive devices ranging from wheelchairs and walker to fire extinguishers and home safety monitoring do not qualify. Finally, services like landscaping, housekeeping, and home care also are not eligible. Talk with your mobility renovation contractor before any work begins to clarify if the work is eligible for the tax credit or not.

Planning a Stunning, Affordable Kitchen Remodel

If you have been putting off your dream kitchen remodel because you think you can’t afford it, think again. You can easily plan a stunning yet affordable kitchen remodel with these handy tips from the pros:

Paint

It is not always necessary to make major changes to change the look of a room and that includes the kitchen. Paint can make a positive change to the look of your kitchen by cleaning and refreshing your walls and adding an affordable splash of colour for your backsplash.

Lighting

Adding new touches to your kitchen such as lighting can help to modernize a space instantly. Lighting in a kitchen can also make it easier to work. Pendant lighting hung over an island adds sparkle and interesting design detail, while a chandelier above a table can add elegance and sophistication.

Cabinet Refacing

The most affordable cabinet refacing is a lick of paint. However you can also have completely new cabinet doors and trim without the costly removal and installation associated with a complete gutting. Refacing allows you to choose new cabinet doors and drawers and use the existing bases and wall mounts.

Original Fixtures and Appliances

You can also save a lot of money by maintaining as many of the original fixtures and appliances as possible. If they do not look too bad and the electrical and plumbing is in good shape this will save thousands of dollars as well as fuss and mess. As long as appliances are running and energy efficient you can save up and replace them when your budget allows. Sinks just need a good polish to shine again.

Flooring

If your flooring is not in bad shape you can keep it in place as well. There are also many laminate tile and wood flooring products that are available at a fraction of the cost of real hardwood, ceramic or stone.

Counters

Of course we all want the glamour and sparkle of granite, but this is a huge expense during a kitchen remodel. Instead opt for a modern laminate that will give you a new stone look without the hefty price tag. You can always save up and replace them at a later date.

Your kitchen remodel doesn’t have to cost a fortune. Using these affordable tips will allow you to have a stunning kitchen you will enjoy for years to come without the high price tag.  To get in touch to schedule renovations, you can fill out an online form or give us a call at (613) 727-9427

5 Risks of DIY Bathroom Renovations

It is always tempting to test your DIY skills in order to save money for your home renovations. However when it comes to bathroom renovations, there is far more at risk than you might think. Here are five risks of DIY bathroom renovations you will want to avoid:

Improper Installation

It is easy to think you are using the right technique for installation of materials like tiling and plumbing for pipes and faucets. However, the scary thing about a lot of installation during a bathroom renovation is that it is hidden behind walls and underneath floors. That means you won’t know you have done something wrong until you suddenly have a serious leak. You can also have a slow leak you will never discover which can lead to dangerous mould and mildew that can affect your health.

Safe Electrical

Most people can handle basic electrical such as replacing a light fixture. However if you are attempting more complicated installation such as a light in your shower stall or even thermal heated flooring, you are putting yourself and family at serious risk of shock. Water and electricity don’t mix and it just takes one faulty wire to cause serious damage to your home or your family members.

Unprofessional Finish

You might think applying tile is an easy job, but it is very easy to muck it up. You can easily make things look uneven, use improper cutting methods and even miss spots of grout that will not only look awful but also cause issues with water damage.

Expense

Many homeowners are all about the most expensive materials and the latest looks. However although you think you are saving money doing DIY bathroom renovations you are not getting a discount on materials like a professional contractor. This means you are paying highly marked up pricing for items such as tiling, faucets, and lighting fixtures.

Material Use

It is also a common mistake to think that any tile or finish can be used in a bathroom renovation. Unfortunately not all tile, flooring and even countertops are designed for bathroom use. You may love the look of a certain tile, but if it becomes very slippery, it’s not the right choice for a bathroom.

When it comes to a bathroom renovation, it is really in your best interests to look for help from a professional contractor. They will save you time, money and also the pain of expensive mistakes that can lead to the need for do-overs!  To get in touch to schedule renovations, you can fill out an online form or give us a call at (613) 727-9427

Which Project Should Be Renovated First

Whether you have bought a diamond in the rough, or have just decided it is time to remodel your home it can be difficult deciding which project should be renovated first. Here are some considerations to help you decide where to begin.

Need

First consider your needs. Is there any one space that is interfering with your comfort or everyday needs? Perhaps a bathroom is leaky and causing further damage to your home. Maybe your kitchen is a complete disaster making preparing meals a nightmare. You might even have serious issues such as poor insulation or a leaky roof. Look at how each issue is affecting the condition of your home and your comfort and prioritize based on the severity of each room.

Quick Fixes

While you get started on major changes you can also look at some quick fixes. For example you might need new appliances in the kitchen and laundry room. This is an easy fix that can be addressed right away. Other easy fixes might be basic cosmetic changes such as a fresh coat of paint.

Budget

Realistically you will only be able to do the changes that you can afford. Once you prioritize the changes that are needed consider making a budget plan that allows you to take on projects one at a time. Balance need and want in order to make the right decisions. Here is a good way to prioritize:

• Must Haves: Look at all of your must haves. These are issues that will affect the safety of your home such as mould removal or a major leak in your roof or foundation. You might also have an oven or fridge that doesn’t work. Consider the cost and see which of these must haves are affordable.
• Timing: Look at each project and come up with a plan that you can map out on a schedule. Speak to a contractor and see if there would be any savings by electing to do certain things at special times of year. Also see if there are discounts for doing more work at once.

Once you have a scope of the work required speak to your bank and see what credit is available. They might make the decisions and planning easier if you have access to a line of credit that will allow you to make all of the changes you need.  If you are still having trouble deciding which project you should renovate first, give us a call, at (613) 727-9427, we can answer all your questions…….To get in touch you can also fill out an online form

4 Mobility Renovations Tips

If you or a loved one has a change in their mobility you will have to make some changes to your home. Making your living space safe and accessible for people with mobility differences is easy with these four mobility renovation tips:

Open up the Space

When you are living with someone in a wheelchair or who requires a walker to get around you will need wider spaces to accommodate their needs. This is especially important for most doorways and hallways.

Use Safe Materials

For those with mobility differences you’ll also want to make sure that they are safe from falls. The best way to reduce the risk of slips and falls is to look at specialty non-slip products. Special flooring options can assist those with mobility differences by adding traction. However you can also consider the installation of non-slip grips and handle bars in the bathroom to assist with the added danger of wet surfaces.

Consider Their Perspective

For those in a wheelchair everything in the home becomes a little out of perspective. Consider some of their everyday tasks and look at how they will tackle them in the current home set up. Common challenges can occur with areas such as bathroom and kitchen counters where the work surface is too high. Other difficulties can include storage areas such as clothing closets, linen closets and kitchen pantries. You can lower hanging bars in closets, consider rearranging the food to lower shelves in the kitchen and look at other options that will keep everything at arm’s reach.

Hire the Professionals

Although you can make some changes that will make things a little easier, in the long run you will need some permanent changes. It is important to hire the professionals who specialize in mobility. They can assess your home and make recommendations based on you or your loved ones needs. Whether someone is in a wheelchair or uses a scooter or walker there are many safety, accessibility and space issues that they can consider in their upgrades. They can also consider access from the exterior of the home and make suggestions for the installation of ramps and automatic doors.

A change in mobility can be very difficult whether it is for yourself or a loved one. Mobility experts can make the necessary changes for your comfort and safety.  To get in touch to schedule renovations, you can fill out an online form or give us a call at (613) 727-9427
